Sustainability Consultancy
For a strategic and longer term advisory service we are able to work on your property portfolio, possibly in addition to our maintenance management service, to look in detail at your building operation from various perspectives, such as.
- Plant age and efficiency
- BMS
- Power usage and quality
- Smart metering and power apportionment where tenant occupation demands it
- Environmental conditions, via real time IOT sensor technology
- Opportunities to use alternative finance for plant replacements, where possible
All of these, of course come with improvement methodology, justifications specification and project management of any works that result from the reporting.
Energy Performance Certificates (EPC)
Although there are limited cases where an EPC is not required, almost all commercial properties will require one to be carried out every 10 years, in line with the Energy Performance of Buildings Directive. The certificate gives an asset rating which places the energy efficiency of the property on a sliding scale using letters to indicate the bands: ‘A’ (the most energy efficient properties) to ‘G’ (the least energy efficient).
We also provide comprehensive EPC improvement reports to guide you on improvements with specific details as required.
As of April 2023, the MEES (Minimum Energy Efficiency Standards) regulations have been updated to require a minimum EPC rating of D for new tenancies and renewals. This means that landlords must ensure their properties have an EPC rating of D or above before they can let them to new tenants or renewals. Your EPC improvement reports, in many cases, will be critical to meet these requirements.
Display Energy Certificates (DEC)
Buildings visited by the public require a DEC, which we can provide, and are designed to show the energy performance of public buildings by rating them on a scale that runs from ‘A’ to ‘G’ – ‘A’ being the most efficient and ‘G’ being least efficient.
For almost all buildings they are valid for one year and must be displayed in a prominent place clearly visible to the public, e.g. near the building’s entrance.
Air Conditioning Inspections (TM44)
Our service is inclusive of the survey and recommendations for improvements to the system as well as the most effective ways of reducing your energy usage and hence your carbon footprint.
Energy Savings Opportunities Scheme (ESOS)
Organisations of a large nature must carry out an energy audit, which is then valid for four years, as part of ESOS regulations, updated in 2023. We can undertake the required audit, which must look at the following.
- Energy consumption of the organisation
- Inc. energy used in buildings
- Inc. energy used in transport
- Inc. energy used in processes
Energy saving opportunities must be identified, documented and approved by the company at board level, as part of the compliance process.
