If instructed to manage your property we would survey all the vertical transportation and create an asset register and document this as per our own format or should you wish, in your desired format to comply with any asset management system you may have in place. The following step would be to document the condition and assess the lifecycle of all the lifts assets which in turn would allow you to allocate funds, adjust service charges and possibly make changes to any sinking funds.
The service would continue for an agreed term, managing the following (not exhaustive).
- Lifts contract management
- Invoice assessments and negotiations on your behalf
- Tendering of services, as required
- Periodic condition assessments
- Statutory compliance
Maintenance Contracts
Having created asset lists the maintenance contracts would be drawn up taking into account standard best practice, as well as any specific site conditions, tenant requirements etc. Agreement with clients would be reached on suitable contractors who may well be asked to pre-qualify in order to reach agreed levels of compliance with the clients procurement requirements.
A tender process would then take place with clients very much involved in the selection criteria and methodology. Once selected the contractor may well require a familiarisation period during which we would report very regularly on the progress on site as well as documentation being set-up.

Full and comprehensive follow ups are included to ensure contract performance improvements over time, as required.
